Parking

Please park in the allocated spaces directly in front of The Barn. The car park is shared with the main house so please be aware that other people will be accessing it from time to time.

Please note that cars are left at guests’ own risk

Gates

There are electrically controlled gates to the car park, to open and close, press the silver button on the wall to the left of the front door. Please feel free to close the gates when you are in The Barn and overnight.

Check in/Out

Check in is at 3pm and we ask guests to check out by 11am. If you would like to arrange an early check in or late check out, let us know, we will do our best to accommodate your request, but this cannot be guaranteed. Alternatively, we are happy for you to leave your car in the car-park whilst you continue your day.

Please ensure that keys are returned to the key safe and the numbers scrambled upon your departure. Should you have any issues with the safe then the keys can be placed through the letterbox to Hilly Farm, located on the side door to the left of the property behind the brown gate.

Keys

  • There are two keys for operating the stable style front door, top and bottom halves.

  • The squarer key operates the bottom half, euro-cylinder style lock

  • The round key operates a Yale lock for the top half.

  • IMPORTANT: The Yale lock is self-locking so please ensure you have the keys on your person when leaving the property or that the lock is set in the up position.

  • The doors halves can be separated to provide ventilation, this is done by sliding the bolt open between the two, please ensure the halves are bolted back together on departure.

Emergency and Important Information

We hope your stay with us is comfortable and safe, however, below are important details and emergency contacts should you need them, please read through and familiarise yourself.

Covid

For your safety and peace of mind the property has undergone a deep clean, airing and anti-viral misting prior to your arrival. You will also find anti-bacterial wipes and hand-sanitiser available.

Alarms

Smoke and Carbon Monoxide Alarms are present in the property for your protection if either should sound unexpectedly then vacate the property immediately and contact one of the emergency owner numbers.

Fire

In the event of a fire vacate the property into the car-park and ensure all members of your party are evacuated. Contact the Fire Brigade by dialling 999 immediately.

For small fires inside and out, a fire extinguisher is provided, attached to the wall in the kitchen. Please familiarise yourself with the location and instructions. Should you need to use the extinguisher please inform us so we can make arrangements to replace.

Medical

If you have a medical emergency dial 999.

There is a First Aid box in the cupboard under the sink in the bathroom for minor injuries or call the NHS non-emergency number on 111.

Hospital

The nearest hospital is Kettering General on Rothwell Road in Kettering, the hospital has an A&E department

Burton Latimer Medical Centre is located on Higham Road, approx. half-way up the hill on the right-hand side.

Chemists

The Medical Centre also houses a Lloyds Chemist and is open from 8.30am-6pm Monday-Friday, 9am-1pm on Saturdays and closed on Sundays.

Utilities

Electricity and Water

The electric consumer unit and the water stopcock are both located in the bottom of the right-hand wardrobe in the bedroom. To access, open the small white door at the back of the wardrobe, the consumer unit is mounted to the wall and the stopcock on the lower right of the aperture.

Gas

There is no gas on the property.

General Important Information

Lost Keys

If you lose your keys or become locked out please contact us directly on the owner numbers.

Breakages

If you happen to break anything during your stay, please inform us so that we can replace before other guests arrive and ensure proper cleaning is undertaken.

Smoking

Please note that The Barn is a no smoking property.

Hilly Farm and The Barn History

The Barn is situated in the grounds of the Grade II listed Hilly Farm House, one of many farmhouses in the town reflecting its agricultural heritage and which, when active, extended out to Burton Wold to the east, now the site of the Burton Wold Wind Farm which can be seen to the front of the barn.

Most of the out-buildings were demolished to make way for housing in the 1990’s, However the barn along with the larger stone building in front of the property were converted. Prior to this it’s primary use was to house animals and chickens, and evidence of this can be seen in the car-park where the original feeding troughs line the right hand wall.

Images of the farm in the early 1900’s and a 1950’s aerial view can be seen in the pictures on the wall off the barn, showing the scale of change in the town since then.

Comfort, Convenience and Security

Nespresso Coffee Machine

To use the coffee machine:

  • Lift the black handle on the front and insert a pod, foil side out, into the machine, drop the handle firmly back into place to close.

  • Press one of the two buttons on the top depending on if you would like a long or short drink. Press it again or press and hold if you would like a longer drink. There are decaffeinated pods in the holder (Starbucks), please ask if you would prefer all decaffeinated.

Hot Drinks

The kettle is located in the kitchen area below the microwave, tea bags and mugs are here also and milk is in the fridge below.

Cold Drinks

We have supplied a range of glasses to make your perfect drink, these are on the shelf above the sink. There is an ice tray within the freezer compartment at the top of the fridge.

Heating

Central heating is provided and is set on a timer for your comfort. However if you wish to adjust the temperature, the TRV’s on the radiators can be adjusted up or down accordingly.

Radiators can be found in the bedroom, living room and bathroom areas. Should you need to activate the heating at any time, this can be done via voice control on the smart speaker, simply say:


“Ok Google; Turn on the heating” or “ok Google: Set the heating to xx deg C.”


A flame effect electric wood stove is also supplied for your comfort, this can be turned on by the remote control, and can be set to heat or flame only.

Iron and Ironing Board

An iron and ironing board is located in the right-hand wardrobe. The iron is fitted with a safety device that will turn it off if left unattended for any period of time. To reset the device turn off and on at the socket.

Hairdryer

A hairdryer is located in the wardrobe by the safe.

Microwave

The microwave is a combination oven and grill, the buttons on the right allow you to select which setting you would like, then press start of the time and temperature.

Entertainment

TV and Netflix

TV and Streaming services can be accessed through the remote control.

  • To select a terrestrial channel press the Guide button and navigate to your channel

  • Streaming services can be found by pressing the Content button. Netflix, iPlayer, ITV and All4 services are available.

Music

Located by the entrance is a Google Nest Audio smart speaker that can be used as a radio, Bluetooth or to stream music.

To use the speaker simply say “OK Google” followed by the required action. (allowing a slight pause after ok Google gives best results). For example:


“OK Google; Play {name of radio station}”

“OK Google; Play {name of artist, song or genre of music}” e.g. “OK Google play some Jazz”

“OK Google; Pair Bluetooth” - to connect your own device

“OK Google; Volume 50%”


There is also a Roberts digital radio and alarm in the bedroom. To select a channel rotate the dial and push to confirm. The display can be dimmed or turned off if required.

Safe

There is a safe in the wardrobe, the instructions to use the safe are on the top.

Please leave the safe open when you check out.

Cooked Breakfast

We do not offer a cooked breakfast service ourselves, however, the Breakfast Box directly opposite on the High Street provides traditional cooked breakfasts along with vegetarian and gourmet options and even afternoon teas. You can collect or they will deliver to your door, please specify that you are at the barn next to Hilly Farm House. We have provided Weetabix (a local product!) and milk.

General

If there is anything you would expect to find in The Barn, but it’s not there, please let us know and we will do our best to help.

Rubbish

There are bins in the kitchen and bathroom. Feel free to also use the wheelie bins in the car park, the blue one is for recycling and the black one for general waste.

Grocery Shopping

Sainsburys Supermark

  • There is a Sainsburys supermarket on the High Street (turn left out of The Barn and past the school), providing most needs.

One Stop Convenience Store

  • There is also a One Stop convenience store in the Churchill Way shops immediately across the High Street from The Barn which is good for quick provisions and is open most days until 10pm

Thomas Family Farm Shop

  • There is a small farm shop recently opened on the high street, behind The Dukes Arms pub, selling a selection of quality local and gourmet items.

Farmers Market

  • On the first Saturday morning of the month a small Farmers Market is available in Millennium Gardens on the corner of Churchill Way.

Parks

  • There is a small park through the Millennium Gardens opposite the barn on the High Street, then through the car park behind there.

  • King George 5th Recreation Ground has a selection of play equipment for older children and also tennis courts. To access from The Barn go straight up Churchill Way, after about 0.2miles, round the corner, is an alley on the left, this take syou straight into the recreation ground.

  • Burton Latimer Pocket Park is beside the river Ise and is accessed from the top of Station Road

  • Wicksteed Park is 2.5 miles away and has lots of rides and attractions.

Walking/Running Routes

You can access open countryside within 5-10mins in all directions from Burton Latimer that you can explore, we have included a selection of suggested walking routes for you in the Walking Routes section of the website.

Eating Out

We have lots of excellent places to eat within walking distance. We have included some recommendations below, but for further details please visit our Things To Do Page

  • The Olde Victoria pub does good food and is a short walk from the barn, turn

  • The Breakfast Box across the road also has a dine-in area.

Italian

  • The Palmichael is a family run restaurant, serving high-end Italian dishes. It regularily wins the best restaurant in Northamptonshire award. It is located on the High Street (turn right out of the barn) and booking is adivsed, their menus can be found here: www.thepalmichael.co.uk

  • For wood-fired pizzas and pastas, Vivo is in the car-park across the road.

Indian

  • There are three Indian restaurants located along the High Street, Kushboo (Cocktail bar upstairs), Nazreen and Mango

Takeaway

  • We have included some menus for local takeaways, we are very lucky in Burton Latimer that we have plenty of options on our doorstep, we definitely recommend Wongs for Chinese, Danny’s for pizzas and Kushboo for Indian. When ordering a delivery do let them know it’s the barn next to 93 High Street.

Shopping

  • There are a handful of independent shops in the town for you to explore.

  • For more High Street names, Kettering town centre is about 3miles away. 

  • Rushden Lakes, approx. 7miles away provides a wide range of High Street names, extensive dining options, cinema and lakeside activities.

Train Stations

Kettering station is 4 miles away and is on the Midland Mainline serving London St Pancras to the south and Leicester, Nottingham and Sheffield to the north
